With all the recent news of financial turmoil and investors penny pinching to keep their chins above water, it is always good to learn a few quick cheap ways to improve cash flow by renting out that last vacant rental unit. Take a look around your rental market and ask yourself “What is the difference that makes a difference.” We asked ourselves that question a few months back as we were rehabbing 2 foreclosure apartment buildings and with the new purchases, were nearly 25% vacant. Within 2 months we were fully rented.

Looking around our part of the world (Atlanta, Georgia) we noticed a few things that other landlords were doing (or not doing) and what we could do to improve our occupancy rate as quickly as possible. One thing that continued to surface was the idea that landlords were not doing were small things that quickly added up. Of these small things, curb appeal seemed to be one of the easiest items to fix that could add value to our site.

Lets face it. In most cases, if your property looks bad, then renters will not even want to get out of the car to even look at your unit. Furthermore, how your unit looks on the outside is probably an indicator of how it looks on the inside (more or less).

Here is the list we came up with.

What Not to Do when Renting your Property:

1.”For Rent” signs were cheap, small signs with their phone numbers scrawled in barely legible (and now fading ink).

2. Grass was 2 to 3 foot high with trash imbedded into the weeds.

3. Every other property had a junk car in the driveway.

4. Trash cans at the curb turned over and spilled down the street.

5. Shrubs growing wild into driveway and vines growing on side of the building.

What you can do to cheaply fix these problems and rent your property:

1. Purchase a nice bold “For Rent” sign (about $30) with a mail tube attached ($8 to 25) to add info on the apartment.

2. Cut the grass every two weeks in the growing season ($25 to $50).

3. Immediately call and write a letter to the tenant to have the car fixed – or towed away. Do not accept excuses as this drags your property down.

4. Take 5 minutes to move the trash cans off the curb and back to the edge of the building and call and write all tenants to explain how they can help you to keep the property in good shape.

5. Keep the shrubs down to a decent height and pull all weeds, spray roundup as necessary and install pine straw or mulch as needed.

6. Drive by the property and look at it from the street. Ask yourself the question “If I were a tenant, would I be compelled to get out of my car and pick up a flier for this property”? Make adjustments to your curb appeal based on what instantly comes into your mind.

The total cost for the work can range from $75 to $150 depending on the size of the property. If your property is a total wreck, it may cost more. But after the initial cleanup, your cost will be lower and you will see that the phone rings more when you put up a For Rent sign and your units stay rented longer. The upside of this effort is that you will get more people that want to look at your unit and also more renters to sign a lease. Curb appeal is the first step to get them in the door.
